Sectional Title and Homeowners’ Association Management Services

We instruct VON WIELLIGH INCORPORATED who specialize in the collection of outstanding levies. These Attorneys share the offices with Von Wielligh Property Management.  Hence, the trustees are updated monthly on collection matters and we are regularly updated regarding any progress made on outstanding accounts.  Due to the availability of in-house attorneys we offer the complete spectrum of debt collection which include the attachment of rental money and the sale of immovable property.

 

❷   Annual Maintenance Inspections and Maintenance Plan Development

An experienced building inspector will inspect each property manage Von Wielligh Property Management during the tenth month of the financial year to identify and quantify short- and medium-term property maintenance requirements. A maintenance plan and budget will be documented from the building inspection that has been conducted. The Plan will be incorporated in the property budget which is to be agreed upon with the trustees and ratified at the Annual General Meeting. The required levy income is quantified by this approach to achieve consistent and sufficient cash flow and maintenance.

  Take-on Health Check

All new properties which are taken on by Von Wielligh Property Management are carefully screened, by utilising a legal compliance ‘health-check checklist’. This service is free in order to promote governance excellence and long-term property management success. A report and action log are compiled for the trustees to be able to address any identified legal compliance gaps.

  Financial Management

Apart from maintenance administration and trustee meeting attendance, Von Wielligh Property Management is also able to provide a financial management service. excluding maintenance administration and trustee meeting attendance.
